
ABOUT THE BROKER
A longtime veteran of Austin real estate, Rance began his real estate career
in 1986, after graduating from Principia College, with Lee & Associates Commercial Real Estate Services, Inc., in booming Ontario, California. For 8 years, Rance engaged in commercial real estate transactions, specializing in industrial and commercial brokerage services for property owners, developers, financial institutions and Fortune 500 companies. In 1994 Rance founded an Arizona based development company focused on retirement living. During his tenure as President of Florence Buttes, Inc., Rance was responsible for land acquisitions, financing, entitlement, construction supervision, and project management for this successful developer in the fast-growing Phoenix region. Rance continued to operate Florence Buttes, Inc. and its successor entity, RKR Properties, LLC until 2004 when the last lots were sold.

OUR STORY

During this successful run, Rance branched out in 1996 to co-found Homes Direct, Inc., a Florida based finance company that offered subprime financing and home sales for the burgeoning manufactured home industry. Rance was responsible for operations, corporate finance, and underwriting guidelines. The concept and company were sold to The Associates, a Ford Motor Credit Company in 1998. After the sale, Rance relocated to Texas to continue his brokerage, management, and development career.
Fortis Realty Services, LLC was formed in 2004, with Rance as the sole Principal, to provide real estate brokerage services and association and property management services. In 2007, FORTIS has expanded to include residential and commercial development.


Also in 2004, Rance partnered with two other individuals to form Interurban Development in 2004. Interurban specialized in urban and near-urban condominium and townhome development in Austin, TX, and Atlanta, GA. Rance moved on from Interurban in 2007 to expand Fortis in the areas of brokerage and management, and to independently pursue development opportunities.
Rance formed Canvas Properties in 2015 in an effort to combine his experience in development and sales into a boutique brokerage that handles both residential and commercial transactions.

Rance’s notable developments include:
Florence Gardens, Florence, Arizona. A 3,500 lot subdivision. Activities included marketing and sales of 350 improved lots. Construction and sales of 38 homes. Entitlement and bulk sale of 156 lots.
Tierra Del Sol, Florence, Arizona. A 120 lot subdivision. Activities included planning, zoning, financing, construction management, marketing, and sales.
Casita Hermosa Condominiums, Florence, Arizona. A 79 unit condominium development. Activities included construction management, marketing, and sales.
Bel Air Lofts, Austin, Texas. An 83 unit urban condominium development. Activities included financing, operations, marketing, and sales.
Pease Place, Austin, Texas. A 25 unit condominium development with built-in solar.
904 West, Austin Texas. A 28 unit condominium development with built-in solar, including live/work units and two retail condos.
Towns on Cumberland. A 13 unit townhouse development with many green amenities including tankless water heaters, 100% LED lighting and more.
